About Curbline

Operating experience, applied to the audit.

What would a property look like if ownership, management and the site team worked from the same data, toward the same business plan?

Your operational advisory partner

Curbline Consulting

Curbline gives multifamily owners and operators one independent, detailed read of how a property is running.

The practice was founded by Kayden Guenther, an Arizona native whose career in multifamily runs from on-site leasing to regional portfolio management, overseeing twenty properties and $180 million in asset value across several ownership groups.

That work covered Class A and cash-short assets, garden-style and mid-rise, vintage and new construction, affordable housing and condo conversions, along with takeovers and properties positioned for sale. We bring both views to every engagement: how a site runs day to day, and what ownership needs to see from it.

Curbline pairs high-level financial analysis with a close understanding of how property management companies are structured and run, from the site team through the regional office.

We work with owners and management companies alike.

What we saw

A gap between the people closest to the property

Owners and operators often work from different versions of the same asset. Having worked in and alongside each of these seats, we know what it takes to get every perspective on the same page.

  1. 01

    On Site

Site teams know the property best but rarely get to see how their numbers read once they're rolled into a portfolio report.

  2. 02

    Portfolio Management

Portfolio managers carry many properties at once, which leaves little time to go line by line on any single one.

  3. 03

    Asset Management

Asset managers work largely from summaries and seldom have the hours to dig into a property as deeply as they'd like.

  4. 04

    Curbline

An independent audit that works through the detail and puts each of those perspectives on the same set of numbers.

Technology

The systems behind the property

Leasing, pricing and follow-up increasingly run through software. Curbline has done workflow discovery, AI and automation work inside large multifamily operators, so the audit looks at how those systems are set up and whether they're doing the job they were bought for.

  1. 01

    AI Lead Nurture

Live test leads go in, and the automated sequence is scored end to end, from the first touch to the handoff to a person.

  2. 02

    CRM and Follow-Up

Guest card quality, lead status accuracy, and whether aging leads are still being worked.

  3. 03

    Revenue Management

Who overrides the pricing algorithm, how often, and why.

  4. 04

    Websites and Listings

Load speed, mobile display, and pricing and availability that match the property management system on every listing site.
